AED 18.8 billion changed hands here in one year. Most buyers still can't find it on a map.

That's the value of homes sold on Dubai Islands in the twelve months to 28 September 2026. Five thousand and thirty-five transactions, according to Dubai Land Department records analysed by Dubai Real Estate Data. And here's the part that made me sit up: while the wider Dubai market was cooling through 2026, the median price on Dubai Islands climbed 17.7% against the 2025 full-year median, reaching about AED 30,571 per square metre. Roughly AED 2,840 per square foot, per AXD Immobilien's analysis of the same Land Department data.

So while apartment asking rents in Dubai Marina were falling 16% year-on-year and the city was recording its softest sales quarter in years (we broke those Q3 numbers down here), this cluster of islands off the Deira coast was quietly having its moment. I spent the week going through the launches, the broker price sheets, and the fine print nobody reads. Here's the honest version.

What Dubai Islands actually is

Five man-made islands off the Deira coast, about 18.6 square kilometres in total. Nakheel is the master developer, the same company behind Palm Jumeirah, so islands are genuinely their thing. The plan is big: more than 230,000 residents across roughly 62,000 homes, over 11,000 hotel keys, and 4,000-plus branded residences. The coastline runs about 57 kilometres, with 21 kilometres of actual beachfront.

Location-wise, it's better connected than most people assume. Three bridges link the islands to the mainland via the Al Shindagha Corridor. Dubai International Airport is roughly 10 kilometres away, Downtown Dubai about 15. You're not buying some remote reclamation project an hour from everything. That's one of the real reasons the numbers look the way they do.

What's launching there right now

The headline launch is Bay Estate, Nakheel's first community on Island E, which is being positioned as the luxury estates island. Low density, no high-rises, about 357 townhouses and villas plus 60 villa plots. The units run from 3-bedroom townhouses (around 3,100 sq ft) up to 7-bedroom villas, with beach clubs, a pool clubhouse, lagoons, a gym, sports courts, a marina and a promenade in the amenity list.

Now the pricing, and I want to be straight with you here. Broker-circulated sheets quote 3-bedroom townhouses from AED 5.9 million and 4-bedrooms from AED 6.9 million, on a 60/40 plan with 20% down at booking and an AED 100,000 expression of interest. The handover being quoted is January 2031. But one broker page says from AED 4.7 million, another says 5 million, another 5.5 million. Nakheel has not published a public price list, so every figure you've seen comes from sales material handed to registered brokers. Treat them as ranges, not promises, and don't pay any EOI based on a screenshot someone forwarded on WhatsApp.

It's not the only thing moving. Tomorrow World Properties announced The Bay Interiors by Missoni on 19 October 2026, a branded collection of 2 and 3-bedroom residences plus penthouses on the Island A marina front, presented by OCTA Properties. Grovy Developers has picked Dubai Islands for its first branded project, Ramada Residences, developed with USquare Luxe Properties under a Wyndham Hotels & Resorts affiliation. Branded names charge a premium, and the only question that matters is what that premium actually buys you at resale.

For comparison, Nakheel's earlier release on the same islands, Bay Villas, is worth knowing about:

Bay Estate (Island E) Bay Villas
Quoted from AED 5.9M (3BR townhouse) AED 5.2-5.4M (3BR townhouse)
Payment plan 60/40, 20% booking 80/20, 10-15% booking
Quoted handover January 2031 Q2 2027
Unit mix 3-7BR townhouses and villas 3-5BR townhouses and villas

Same islands, same developer, four years apart on handover. That gap matters more than most launch brochures admit.

Who this is actually for

Dubai Islands suits three kinds of buyers. First, waterfront buyers who've been priced out of Palm Jumeirah and want the island lifestyle at an earlier-stage price. Second, long-horizon investors who are comfortable with off-plan and won't need their capital back before the next decade. Third, branded-residence buyers who understand they're paying for a name and are fine with that.

It's not for everyone. If you need rental income soon, look elsewhere. Nothing here pays you rent until the buildings exist, and the earliest handovers are still a couple of years out. If you're a flipper hoping to ride launch hype in a cooling market, be careful. Developers aren't cutting launch prices even as volumes soften (we wrote about why that is), which means you're buying at the top of the launch curve, not the bottom. And if the idea of your money sitting in a 2031 handover makes you nervous, trust that instinct.

The risks, stated plainly

Every launch brochure shows the finished vision. Here's what's actually true on the ground.

It's off-plan in a district that's still being built. Construction timelines slip. A January 2031 estimate is exactly that, an estimate, and it comes from broker material rather than a public Nakheel announcement. If your finances can't handle 2032, don't buy a 2031 promise.

Price confusion is real. When three broker pages quote three different starting prices for the same project, that's not a rounding error. Get the price sheet in writing from a registered broker, confirm the exact unit, and verify the project on the Dubai Land Department portal before any money moves.

The wider market is softening. Dubai Islands outperformed in 2026, but it doesn't float above the market. Q3 saw residential sales values fall 47% year-on-year across the city. Islands have momentum, not immunity.

Currency still applies. The dirham is pegged to the dollar, so it doesn't move. Your home currency does. If you're paying from rupees or euros over a multi-year plan, that exchange rate is part of your real cost.

How it stacks up against the Palm and the Marina

Quick numbers help here. Dubai Islands' median of roughly AED 2,840 per square foot sits above the Q3 city averages of about AED 2,216 for villas and AED 1,794 for apartments. You're paying a waterfront premium, but a smaller one than the Palm commands, and you're buying growth rather than proven history.

The Marina is the interesting contrast. It's established, liquid, and right now it's a tenant's market, with apartment asking rents down 16% year-on-year in Q3 according to Property Finder. The Palm is the proven blue-chip: highest prices, deepest buyer pool, lowest drama. Dubai Islands is the growth story. Higher potential upside, higher uncertainty, and an entry ticket that starts around AED 5 million for a townhouse if the broker sheets are to be believed.

My honest take? If your priority is rental yield starting next year, established areas and smaller units are the safer play. Our studio investor guide walks through where the yields still work. If your priority is capital growth over five to ten years and you can live with off-plan risk, Dubai Islands deserves a serious look. Just don't confuse a launch with a sure thing.

How I'd approach it if I were buying

First, I'd verify the project on the Dubai Land Department portal and confirm the escrow account before discussing money with anyone. Second, I'd get the payment plan and price in writing from a registered broker, not a forwarded flyer. Third, I'd compare the per-square-foot rate against Bay Villas and against resale listings on the islands, because launch pricing should be justified, not just accepted.

And here's a personal view: between the two Nakheel releases, I'd look harder at Bay Villas with its Q2 2027 handover than at a 2031 wait, unless the Bay Estate price gap is genuinely compelling. Four extra years of your capital locked up is a real cost, and it rarely appears in anyone's ROI calculation. Run your own numbers with that included.

Frequently asked questions

Where is Dubai Islands and who is developing it?

Dubai Islands is a group of five man-made islands off the Deira coast, master-developed by Nakheel, the company behind Palm Jumeirah. It's connected to the mainland by three bridges via the Al Shindagha Corridor, roughly 10 kilometres from Dubai International Airport and 15 from Downtown Dubai.

How much does property on Dubai Islands cost in 2026?

The median residential transaction price reached about AED 30,571 per square metre (roughly AED 2,840 per square foot) in 2026 year-to-date through July, according to AXD Immobilien's analysis of Dubai Land Department records. Nakheel's Bay Estate townhouses are broker-quoted from around AED 5.9 million, though quoted starting prices vary between brokers, so confirm in writing.

Is Dubai Islands a good investment?

The transaction data is strong: AED 18.8 billion across 5,035 sales in a year, with prices up 17.7%. But it's off-plan buying in a developing district, the wider Dubai market is cooling, and the biggest launch quotes handover in 2031. It suits long-horizon investors, not anyone needing rental income soon.

When is Nakheel's Bay Estate handing over?

Broker material quotes January 2031 for Bay Estate on Island E. Note this comes from broker sales sheets rather than a public Nakheel announcement, so treat it as an estimate and confirm the latest position with a registered broker.

Can overseas Pakistanis buy property on Dubai Islands?

Yes. Projects on Dubai Islands are sold freehold to all nationalities. Broker material also notes that units above AED 2 million may qualify for the UAE's 10-year Golden Visa, subject to the regulations in force at the time of purchase.
