Every few weeks an overseas client sends me the same message: "I've got a plot in Etihad Town, when do I actually get possession?" And there's no single answer, because Etihad Town isn't one project anymore. It's four phases at four completely different stages. Phase 1 is fully lived in. Phase 4 was just launched. So your possession timeline depends entirely on which phase, and which block, your plot sits in. Here's the honest, phase by phase picture as it stands in 2026.
The quick version
If you only read one section, read this. Where each phase sits on possession right now:
- Phase 1: Fully developed and possession-ready. People have been living here for years.
- Phase 2: Blockwise possession. The early blocks are handed over, later ones are still under development.
- Phase 3: Under active development. Possession is opening block by block, with commercial ahead of residential.
- Phase 4: Just launched. This is a booking and development phase, so possession is still a few years out.
The pattern is simple. The older the phase, the closer you are to building. Now the detail.
Etihad Town Phase 1 possession: done and dusted
Phase 1 sits on Raiwind Road, roughly 3.5 km from Thokar Niaz Baig, over around 560 Kanals. It's fully developed, possession-ready, and already home to 300-plus families. Roads, sewerage, parks, shops, all working. Because of that, Phase 1 trades mostly on cash rather than instalments, and plots here carry a premium. You're not waiting on possession in Phase 1. You're buying a plot you can build on the week the transfer clears. If your goal is to construct now or start earning rent, this is the phase that lets you do it. See the full Etihad Town Phase 1 project page for current inventory.
Etihad Town Phase 2 possession: block by block
Phase 2 is where most possession questions actually land. It spreads over roughly 1,950 Kanals on Jia Bagga Road, close to the Ring Road Halloki Interchange, developed by the Etihad Group with Union Developers. Plot sizes run from about 3.5 Marla up to 40 Marla, with dedicated overseas blocks.
Possession here is blockwise, not one big handover. Based on current developer updates, Blocks A, B, C and D are developed and reported ready, with carpeted roads, sewerage and underground electrification in place. Several other blocks are still being built out. So "does Phase 2 have possession" genuinely has no yes or no answer. Your block does, or it doesn't yet. Before paying a single possession instalment, confirm the live status of your exact block, because this keeps moving as development continues. Full details sit on the Etihad Town Phase 2 project page.
Etihad Town Phase 3 possession: opening up, commercial first
Phase 3 is the one people get confused about, partly because it started life as Soul City before the Etihad Group took it over. It sits on Jia Bagga Road too, right next to Phase 2, over roughly 1,800 Kanals, with plots from 5 Marla up to 2 Kanal.
Status in 2026: still under active development, but possession is being handed over block by block. The commercial side has moved fastest. Several commercial investors have reportedly taken possession and started plaza construction, while the residential blocks are still catching up, with road layouts and underground electrification underway and gas approved but not yet connected. So Phase 3 possession is real but selective. If you're a commercial buyer, your handover may be close. If you're residential, check your specific block honestly before you plan a build. The Etihad Town Phase 3 project page has the block breakdown, and the Phase 3 location, map and payment plan post covers the numbers.
Etihad Town Phase 4 possession: too early, and that's fine
Phase 4 is the newest launch, on the Pine Avenue and Chenab Road corridor in southern Lahore, near the Ring Road interchange. It went to official launch in mid-2026. That means one thing for possession: it isn't happening yet, and it shouldn't be. Phase 4 is a booking and early-development phase on a roughly 3-year instalment plan, where the possession payment is the final chunk due only when the society hands your block over, which is years down the line.
So if a dealer hints at quick possession in Phase 4, be careful. What you're buying here is an entry price and future upside, not a plot you build on this year. That's a perfectly good reason to buy, as long as you go in with the right expectation. Walk through how Phase 4 booking works first, and see live pricing on the Etihad Town Phase 4 project page.
What "possession" actually means here
People throw the word around loosely. In practice, taking possession means the society formally hands the physical plot over so you can start construction. Across all four phases it runs in roughly this order:
- Your block reaches possession stage and, where applicable, balloting for plot numbers is done
- You clear all dues, including the possession instalment and any outstanding development charges
- Your documents are verified and the transfer record is confirmed in your name
- The society issues the possession letter and marks out your plot on the ground
- You apply for utility connections and can begin map approval and construction
Step two is the one people forget. Possession isn't automatic once the roads are laid. It's tied to your payments being fully clear, so a plot that looks ready on paper can still be stuck if instalments or dev charges are pending.
What possession costs across the phases
The possession amount is the last big payment in an instalment plan, released when your block is handed over. On the current plans it commonly runs around 15% of the plot price in Phase 2 and around 20% in Phase 3 and Phase 4. Phase 1, being fully developed, mostly trades on cash, so there's no possession instalment to wait on there. On top of that, two things buyers routinely miss: development charges are usually billed separately from the plot price, and category premiums for corner, park-facing or boulevard plots are extra. So budget for more than the sticker figure, and pull your own signed schedule to confirm the exact possession percentage, because it varies by phase, plot size and the plan you booked on.
Taking possession from Dubai, Riyadh or Doha
If you're reading this from the Gulf, the worry isn't the money, it's doing all of this without flying home. The good news is you don't have to be present. Possession, dues clearance and the paperwork can all be handled through a properly drafted Power of Attorney given to someone you trust, with your NICOP on file. If the wider paperwork side is what worries you, our step by step guide for overseas Pakistanis buying property in Pakistan walks through the whole POA and documentation chain.
The real risk isn't the process, it's who you hand that authority to. I've seen files sit "ready for possession" for months because a relative doing the legwork missed a pending dev charge nobody flagged. This is where independent verification matters. Saiban Associates handles remote possession and transfer cases for overseas clients regularly, so we can confirm your block's real status, check your dues are genuinely clear, and walk the plot before you send any funds.
My honest take, phase by phase
Here's how I'd think about it if you asked me across the desk. Want to build or earn rent now? Phase 1, and pay the premium for a society that already works. Want a middle path, developed infrastructure at a lower entry than Phase 1? Phase 2, but only in a possession-ready block, and verify it yourself. Chasing commercial with a near-term handover? Phase 3 commercial has moved fast. Looking for the lowest entry and longest runway? Phase 4, as long as you accept you're waiting years, not months.
And one rule that holds for every phase: always cross-check the LDA approval status yourself rather than trusting a listing, because NOC and approval details are exactly the thing marketing pages get wrong or leave stale. Verify the block, verify the dues, verify the approval. If you're not sure which bucket your plot falls into, that's one phone call to sort out. Saiban Associates can pull the current possession position on your specific block and tell you honestly whether it's build-ready or a wait.
