Etihad Town has become one of the most talked about names on the Raiwind Road and Ring Road side of Lahore. One phase is fully lived in, another is mostly delivered, and two newer phases are selling on installments. That mix is exactly why the question "is it a good investment?" doesn't have one answer. It depends on which phase, which plot and what you want from it. Here's a straight look at the whole picture.
The four Lahore phases at a glance
According to the developer's official website:
The developer describes its Lahore projects as LDA approved. Always confirm approval and NOC details for the specific phase with the LDA yourself, using our LDA approval guide. For a side by side comparison, read our Etihad Town phases guide.
What makes it attractive
A delivered track record next door. A fully lived in Phase I gives buyers in newer phases something real to look at, which isn't true of many new schemes.
Location in a growth corridor. The newer phases sit near the Lahore Ring Road on the southern side of the city, close to Raiwind Road and Pine Avenue, an area that has drawn a lot of development.
Entry prices in the newer phases. On the official payment plan page, a 5 Marla residential plot is listed at PKR 5,700,000 in Phase III and PKR 5,900,000 in Phase IV, both on installments. By comparison, a 5 Marla in delivered Phase I is listed at PKR 12,000,000. That gap is the price of waiting, and the potential upside if the newer phases develop well.
Installment plans. 20% booking with 30 monthly installments in Phases III and IV spreads the cost over a few years.
The risks to weigh honestly
Development risk in new phases. Phases III and IV are newer. Your money is tied to how quickly roads, utilities and possession happen. Delays are common in Lahore.
Land only pricing. For Phases II, III and IV, the official page says prices cover land only, with development charges separate. Ask for the development charges in writing before you book.
The big payments. Balloon, ballot and possession payments make up a large share of the price. Plan for them, not just the monthly installment.
Premiums. Corner and park facing plots carry a 10% premium each, or 15% when both apply.
No guaranteed returns. Any appreciation or rental figure you hear is an estimate, not a promise. Be wary of anyone quoting fixed returns.
Who it suits
If you want to live there or rent out soon, Phase I or the delivered blocks of Phase II make more sense. If you're a patient investor who can handle the payment schedule and wait for development, Phase III or IV gives a lower entry price. And if you're overseas, the overseas block options are worth a look. See our overseas block guide.
The bottom line
Etihad Town's strength is that it isn't just a promise: one phase is already a living community. The newer phases offer a lower price in exchange for development risk and a longer wait.
