First, let's clear up the name, because it confuses a lot of buyers. SAMANA Downtown One is not in Downtown Dubai, the area around Burj Khalifa. It's in Downtown Jebel Ali, on the Sheikh Zayed Road corridor in the city's south west, roughly 30 kilometres away. That matters, because the two areas are completely different markets. What Downtown Jebel Ali offers is a lower entry price than the Marina side of the city, the Red Line metro nearby, and quick access to some of Dubai's biggest employment zones. SAMANA's new project pairs that with a 1% monthly payment plan. Here's what's on offer and what it really costs.
The project at a glance
See layouts and current availability on our SAMANA Downtown One project page.
Why Downtown Jebel Ali
According to SAMANA, the project is around 5 to 10 minutes from the Dubai Metro Red Line and Aster Cedars Hospital, 10 to 15 minutes from Dubai Marina, JBR, Dubai Parks and Resorts and JAFZA One, and 15 to 20 minutes from Al Maktoum International Airport, Expo City Dubai, Dubai Investment Park and Mall of the Emirates. These are indicative drive times and depend on traffic.
The real appeal is the tenant pool. Jebel Ali Free Zone and the surrounding industrial and logistics areas employ a large workforce, and many of those workers want to live close to the office without paying Marina rents. Existing metro and Sheikh Zayed Road access is what separates Downtown Jebel Ali from newer areas further south. We compared it in detail with another popular corridor in Downtown Jebel Ali vs Dubai South.
One practical tip: "near the metro" isn't the same as walking distance. SAMANA's own launch article advises buyers to confirm the route from the building to the station, and we agree. Check it yourself on a map before you assume a tenant can walk to the train.
The layouts
Studios are the entry point and will likely draw most investors, given the area's working professional tenants.
One bedroom apartments come in two layouts, with a store room in selected types. These tend to suit couples and professionals who want a little more space.
Two bedroom apartments also come in two layouts, again with a store in some. These suit small families or buyers planning to live in the unit.
Unit sizes and prices for 1 and 2 bedroom units haven't been published yet, so ask for the square footage and a cost sheet for the exact unit you're considering.
The payment plan, broken down
PDC plan: 10% down payment, 1% monthly for 80 months, plus 5% in month 6 and 5% in month 12. This needs post dated cheques from a UAE bank account.
Non PDC plan: 15% down payment, 1% monthly for 75 months, plus the same 5% payments in months 6 and 12. Better suited to buyers abroad without a UAE bank account.
On a studio at the starting price of AED 689,000, the PDC plan works out like this. These are simple calculations for illustration; your unit price may differ.
On top of this, budget for the Dubai Land Department registration fee, typically 4% of the price plus admin charges for off plan purchases, usually paid at booking.
The part most people miss: payments after handover
An 80 month plan runs for more than six and a half years, and handover is expected in December 2029. That means a large share of your monthly instalments will continue after you get the keys. As a rough guide, if you book in late 2026, something like 40% of the price could still be outstanding at handover, depending on your exact booking date. SAMANA's own article is clear that rental income shouldn't be assumed to cover those instalments.
That's not a bad thing. It means you can move in or rent out while still paying gently. But do the math honestly: what will the unit rent for, what will service charges be, and does the rent cover the 1% monthly payment? Our Dubai rental yield guide and service charges guide will help you run the numbers. Ask SAMANA for a dated, unit specific payment schedule.
Amenities
SAMANA lists an adult pool, Jacuzzi, yoga lawn, golf simulator and walkways, with podium and rooftop amenity decks. Its launch article also describes a wider planned mix: a kids pool and splash areas, indoor and outdoor gyms, an immersive fitness studio, mini golf, a game zone, a rooftop lounge, an outdoor cinema and BBQ areas. Treat the planned items as subject to final design, and check the final list in your SPA. Our guide to the Dubai SPA explains what to look for.
Who it suits, and who it doesn't
It suits you if: you want a first Dubai apartment under AED 700,000 in an area with existing metro and Sheikh Zayed Road access, you prefer small monthly payments, and you're comfortable holding until at least 2029.
Think twice if: you need rent now, you want a ready unit, or you're expecting Downtown Dubai style prestige from the name.
Comparing options? Our review of SAMANA South Haven 2 covers a similar 1% plan at a slightly lower entry price further south. Whichever you choose, vet the developer and escrow first with our guide on how to vet a Dubai off plan developer.
