Dubai's property week in numbers: 1,322 sales worth AED 2.9 billion in three registration days, the top deals, the busiest areas and what it means for buyers.

One villa in MBR City sold for AED 64 million on Tuesday. On the same day, Jumeirah Village Circle quietly recorded more sales than anywhere else. That's Dubai's market this week in two lines: big money at the very top, and a steady stream of affordable apartments doing most of the volume. Here's what the registrations show, with one honest caveat up front.

The caveat: this covers 23 to 29 October, but Dubai Land Department registration data is only available up to Tuesday, 27 October as we publish. Saturday and Sunday normally have almost no registrations, and Wednesday and Thursday haven't been released yet. So what follows is three registration days: Friday the 23rd, Monday the 26th and Tuesday the 27th. We'll update this post when the rest arrives.

The week in numbers so far

Sales registered: 1,322
Total value: about AED 2.94 billion
Off plan: 833 sales, about 63%
Ready (completed): 489 sales, about 37%

Day by day, based on DLD registrations compiled by McCone Properties:

Friday 23 October: 292 sales, AED 644 million (182 off plan)
Monday 26 October: 622 sales, AED 1.35 billion (382 off plan)
Tuesday 27 October: 408 sales, AED 944 million (269 off plan)

Fridays are short working days in the UAE, so the lower count there is normal. The fairer comparison is day against day. Monday's 622 sales were up about 2% on the previous Monday (611), and value was almost flat at AED 1.35 billion against AED 1.34 billion. Tuesday dipped about 6% in count (408 against 432) but rose about 3% in value. In plain terms: steady. Not a rebound, not a slide.

The big ticket deals

The top of the market had a busy few days:

  • AED 64 million: a house in District One West Phase I, MBR City, about 18,900 sq ft (Tuesday)
  • AED 55 million: a five bedroom beach residence at Balqis Residences, Palm Jumeirah, about 13,900 sq ft (Monday)
  • AED 27 million: a five bedroom villa at Royal Residences, Jumeirah Zabeel Saray, Palm Jumeirah (Monday)
  • AED 20.5 million: a house at Golf Place 1, Dubai Hills Estate (Friday)
  • AED 20 million: a house at The Trump Estates 3, DAMAC Hills (Tuesday)

One worth noting for anyone following the second Palm: a four bedroom off plan apartment in Palm Jebel Ali's Building B sold for about AED 12.9 million, close to AED 4,000 per sq ft. We compared the two Palms recently in Palm Jebel Ali vs Palm Jumeirah.

Where the volume is

The big deals grab headlines. The volume tells you where ordinary buyers are actually putting money. Across the days available, the same names kept coming up near the top of the sales count: Jumeirah Village Circle, Dubai South, Jebel Ali, Business Bay and Academic City. Most of the Jebel Ali and Dubai South sales were off plan.

That lines up with the wider picture. Separate weekly DLD data compiled by Continental Club for 20 to 26 October put Dubai South Residential District first by deal count with 220 sales, followed by JVC (178), DubaiLand Residence Complex (154), Business Bay (106) and Downtown Jebel Ali (99). That week recorded 2,283 deals worth AED 4.82 billion, down about 8% on the week before, with off plan at about 64%.

And a new research report this week, from Anarock as reported by The Week on 26 October, said Dubai South had already recorded 12,428 residential transactions between January and August 2026, about 27% more than in the whole of 2025. Studios made up 45% of those deals, and off plan about 94%.

If the southern corridor is on your list, our comparison of Downtown Jebel Ali vs Dubai South and our guide to why studios are winning explain both the appeal and the risk of so much similar supply.

The luxury story this week

Reuters reported on 28 October that Dubai's branded residence market has become far more selective. Citing consultants, it said branded transactions fell to 4,648 in the first half of 2026 from 5,908 a year earlier, a 21% drop, while value fell 47% to about AED 22.2 billion. Activity was broadly stable compared with the second half of 2025, which consultants read as normalisation rather than a downturn. One line from the piece stuck with me, from developer Rakesh Mirchandani: "If a brand is just a name on a façade, the market will notice during resale."

That's good advice well beyond branded towers. Buyers are paying for substance now.

What this means if you're buying

The market is steady, not frothy. Daily volumes this week sat close to the same days last week. After the sharp Q3 slowdown, which we covered in Dubai Q3 2026: crash or correction?, that's a market finding its level.

Off plan still dominates, around six in ten deals. Payment plans are doing a lot of the work. But developers are mostly holding prices, so your negotiating room is in terms, not headline price. Here's why developers won't cut prices.

The south and Jebel Ali are busy. If you're looking there, projects like SAMANA Downtown One (studios from AED 689,000) and SAMANA South Haven 2 (studios from AED 644,000) sit right in the middle of where demand is. Just compare them carefully. Our SAMANA projects by budget guide puts them side by side.

We'll update this report once Wednesday and Thursday's registrations are released. In the meantime, if you want a read on a specific building or area, message our Dubai team and we'll pull the recent sales for you. Figures are DLD registrations as compiled by third party trackers and may be revised. This is general information, not investment advice.
