"I've got about AED 700,000. What can I actually get?" It's one of the most common messages our Dubai team gets, and with SAMANA it has a real answer. Their current line up runs from studios just under AED 650,000 in Dubai Industrial City all the way to three million dirham waterfront homes on Dubai Islands. Most of it sits on the same 1% monthly payment structure. So the real question isn't which project is "best". It's which one fits your money, your timeline and the tenant you're hoping for.
Prices below are SAMANA's published starting prices as checked in late October 2026. They change with availability, floor and view, so always ask for a current cost sheet.
Under AED 700,000: the entry tickets
SAMANA South Haven 2, Dubai Industrial City
Studios from AED 644,000, starting at about 343 sq ft. It's the cheapest way into a new SAMANA building right now. The location is DIC 4, in the southern belt near Jebel Ali, Expo City and Al Maktoum Airport. Not to be confused with Dubai South itself, they're neighbours. The PDC plan is 10% down, 5% in months 6 and 12, then 1% a month, so on the starting studio you're looking at AED 64,400 down and AED 6,440 a month.
Who it suits: a first time investor who wants the lowest entry and is happy to rent to people working in the logistics and industrial zones nearby. Who it doesn't: anyone wanting a buzzing neighbourhood on day one. Handover hasn't been published, so ask. Full breakdown in our South Haven 2 review and on our project page.
SAMANA Downtown One, Downtown Jebel Ali
Studios from AED 689,000. You pay about AED 45,000 more than South Haven 2, and what you're buying is the address: Sheikh Zayed Road and the Red Line metro nearby. Expected handover is December 2029, and a good chunk of the 1% plan runs after that.
If I had AED 700,000 and wanted the easier rental story, this is the one I'd look at first. Metro access matters to studio tenants. Read our Downtown One review or see the project page.
Under AED 1 million: a proper one bedroom
SAMANA Greenfield 2, Al Warsan
One bedrooms from AED 849,000. This is where you step up from a studio to a home with a separate bedroom, and some layouts include a study or convertible space. Our project page lists private pools in selected units and a July 2029 completion.
Al Warsan is on the eastern side of the city, a very different tenant pool from Jebel Ali. Think families and professionals who want space over a Marina postcode. On the PDC plan, the starting one bedroom works out to AED 84,900 down and AED 8,490 a month. Details on our Greenfield 2 page.
Under AED 1.5 million: two bedrooms
This is the busiest bracket, with four options. Here are the published starting prices for two bedrooms:
Look at the size column, because it tells a story the prices don't. South Haven 2 gives you the most space for the money, roughly AED 1,240 per sq ft on the starting figures. Greenfield 2 works out closer to AED 1,460. That's the location premium showing up. Starting price and starting size may not belong to the same unit, so treat these as rough guides.
Portside is the one I'd flag for families who may grow. A two bedroom that can become three is rare at this price. SAMANA mentions private pools in selected layouts too. It's on Sheikh Zayed Road, with completion estimated for Q4 2028, the earliest of the Jebel Ali pair. Our Portside page also lists one bedrooms from AED 1,099,000 if two bedrooms stretch the budget.

Around AED 3 million: Dubai Islands
SAMANA Ocean Crest
Two bedrooms from AED 3,009,000, from about 1,157 sq ft. That's more than double the Jebel Ali two bedrooms, and roughly AED 2,600 per sq ft. You're paying for Dubai Islands: waterfront, close to Deira and about 15 to 20 minutes from DXB and Downtown, according to SAMANA. It's a small project of 63 residences, with 1 to 4 bedroom units overall, starting from AED 2,149,000 for the smallest layouts. Handover is anticipated in Q4 2028.
The payment plan is different from the others: 15% down, 5% in month 4, 10% at handover, then 1% a month for 70 months. On a AED 3 million unit, that down payment alone is about AED 450,000. One more thing at this level: a AED 2 million plus purchase can open the door to Dubai's 10 year investor residence, subject to conditions. The 1% plan isn't the whole bill
Every SAMANA buyer hears "1% a month" first. Fair enough, it's the headline. But the bigger cheques come earlier: the down payment, the two 5% milestones in the first year on most of these plans, and the Dubai Land Department fee, typically 4% of the price, usually paid at booking. On a AED 849,000 Greenfield 2 one bedroom, that's AED 84,900 down plus about AED 34,000 in DLD fees before your first monthly instalment.
Then there's life after handover: service charges, utilities and the housing fee. Our guides on service charges and DEWA bills cover what to expect. If you're paying from abroad in pounds or euros, read what a Dubai apartment really costs in euros too.
Most of these plans also need post dated cheques from a UAE bank account for the 10% down version. Buyers abroad usually go with the non PDC option at 15% down.
My quick picks
- Lowest entry, patient investor: South Haven 2 studio.
- Easiest studio to rent: Downtown One, for the metro.
- First real one bedroom: Greenfield 2.
- Growing family: Portside two bedroom, convertible to three.
- Waterfront and Golden Visa range: Ocean Crest.
One honest caution before you pick. Dubai's market slowed in 2026, and lots of similar studios are coming to market in the southern belt. That's good for your negotiating position and less good for rents at handover. Our pieces on why studios are winning and why developers won't cut prices explain both sides. Tell us your budget and whether you want to live there or rent it out, and our Dubai team will send you current cost sheets for the two projects that fit best.
