"Possession is out. So what do I do now?" It's a question we hear a lot from Etihad Town Phase 2 owners. Fair enough. Possession being announced for your block doesn't mean your plot is automatically handed over. There's an application, a dues check, demarcation on site, and then a clock that starts ticking on construction. Here's where things stand and what you actually need to do.
Which blocks have possession
According to the developer's official Phase 2 page, possession has been delivered in:
- Block A
- Block B
- Block C
- Block D
- The Overseas Block
The same page describes Phase 2 as more than 95% developed. That's a figure for the whole phase, not a promise about every street, so look at your own block before you plan construction. Etihad Town's October 2026 possession update repeats the block list but doesn't give delivery dates or name the next blocks in line. If your plot is somewhere else, ask the office directly rather than going by what you hear in dealer groups.
Phase 2 sits off Ferozepur Road, about 2 minutes from the main road per the developer (see how it compares with Phase 1 on Raiwind Road), and the company's corporate office is inside Phase 2 itself, 4 km off Ferozepur Road. Handy if you need to visit in person.
Possession is a process, not an announcement
The developer treats three things separately: your booking or allocation, the physical possession of the plot, and approval to build. The Application for Possession form on the downloads page lays out the internal steps quite clearly:
- All installments and other dues on the plot are cleared.
- You submit the application with your documents and a signed undertaking.
- Building Control demarcates the plot on site and records its actual size.
- Records are verified, and Finance works out any adjustment if the plot turns out larger or smaller than booked.
- Finance issues a No Dues Certificate, and after an audit check, possession is granted.
One honest note. That form is filed under Phase 1 on the downloads page, and its phase field is blank. Etihad Town's own update says Phase 2 owners should confirm the correct form with management. I'd call before printing anything.
What to have ready
The possession form asks for two documents:
- A copy of your registration form, allocation, transfer or allotment letter
- A copy of your CNIC
In practice, also keep your booking reference, every payment receipt and any earlier letters from the society in one folder. If someone in Lahore is handling it for you because you live abroad, they'll need a proper authority. Our guide on giving power of attorney from Saudi or UAE explains the online route.
The money side
There's no single "possession fee" published. What you'll be asked to clear depends on your file: remaining installments, the possession stage payment on your plan, development charges where applicable, any premium for corner or park facing plots, and processing or connection charges. On the developer's current payment plan page, Phase 2 prices are marked "land only", so development charges are separate on new bookings. Ask for an itemised statement for your plot before you visit. Transfer and tax costs are a separate line again if you sell, and our guide on investing in Lahore real estate covers the full cost picture.
Also watch the size adjustment. Demarcation measures your actual plot. If it's bigger than booked, you pay for the extra. If it's smaller, the form mentions a refund. That's normal across Lahore societies, but it can surprise people.
After possession: the construction clock
This is the part most owners underestimate. The Etihad Town Building Bye-Laws say construction must start within six months of physical demarcation, that demarcation lapses if you don't start (and re-demarcation costs a fee), and that construction should be completed within 36 months of possession. The possession form's undertaking, meanwhile, refers to starting within 36 months. Those two don't match neatly, so get the rule that applies to your plot in writing.
The form also warns of supervision, maintenance and security charges if construction doesn't start in time. If you're buying to hold rather than build, factor that in.
A few bye-law limits worth knowing before you hire an architect:
Building plans need approval before you dig, and the bye-laws reference LDA regulations throughout. Confirm with management that this version applies to Phase 2. Before you build, it's also worth knowing how to check LDA approval for any plot you own or buy.
Selling instead of building?
Plenty of owners will choose to sell now that possession has arrived. If you're weighing it up, our honest Etihad Town investment review compares holding in a delivered phase with buying into the newer ones. For a sale or hiba, Phase 2 has its own NDC request form, addressed to Phase 2 management. It asks for copies of the last ownership letter and both parties' CNICs, a clearance certificate from Excise and Taxation, and for possession plots, the site plan. The NDC is valid for 30 days, and original signatures are required.
That Excise clearance now includes the Punjab sanitation fee, so clear it early. Our guide to the sanitation fee and property NOC explains why deals are getting stuck on it.
Before you visit the site
Go and see the plot yourself, or send someone you trust. Check vehicle access, the road outside, drainage and service points, the boundary markers, and what's being built next door. A plot in a block with possession is very different from a plot where the street is still being finished. Possession plots usually command a higher price than files for exactly this reason. You're paying for land you can actually build on. Our guide to allocation, intimation and allotment explains why each stage is priced differently.
My advice
If you're in Block A, B, C, D or the Overseas Block, call the office, ask for your plot's dues statement and the correct possession form, and book demarcation only when you're ready to start construction within the bye-law timeline. If you'd rather sell, get the NDC paperwork and Excise clearance sorted before you take a token.
