Same Price, Different Value: What Really Decides a Dubai Apartment's Worth

Two one bedroom apartments. Same tower, same size, same AED price on the brochure. One sits on the 14th floor facing open sky. The other is on the 3rd floor, next to the bin room, looking straight into the building across the road. On paper they're identical. In real life, one will rent faster, resell easier and simply be a nicer place to come home to. That gap is what this post is about. Price is what the developer or seller asks. Value is what the home is actually worth to a tenant, a future buyer, or your own family. Here's how to tell the difference before you sign.

Start with the address, but test it properly

Location matters most, but "near the Metro" or "10 minutes to Downtown" on a brochure tells you very little. What counts is the real journey for whoever will live there.

  • Do the drive or the walk yourself, at rush hour, not at 11 am on a Sunday. Ten minutes on a map can be forty at 8 am.
  • Check the walk to transit. A Metro station 900 metres away in July heat, with no shade and a highway to cross, isn't really walkable.
  • Visit in the evening too. Noise, active construction next door and parking are easier to judge after dark.
  • Separate what exists from what's promised. A future mall, school or station is a plan until it opens. Ask yourself: would I still be happy here if it opened three years late?

Then look at the exact unit, not just the building

This is where most overseas buyers lose value without noticing. You choose the project carefully, then accept whatever unit the agent sends. But inside one building, value can swing a lot.

Floor: higher floors usually get better light and less street noise. Very low floors near podium facilities can be noisy.
Orientation: a west facing unit takes the full afternoon sun, which shows up on your cooling bill.
View: open view, community view or a wall. The view you get at handover, not the one in the render.
Position: next to the lifts, garbage chute or plant room is a common complaint from tenants.
Layout: usable space matters more than total sq ft. A long corridor or an oversized balcony can eat into it.

Buying off plan? Get the unit specific floor plan, not a typical one. Our guide on how to read an off plan floor plan shows what to check.

Amenities: pay for what you'll actually use

Every launch has a pool, a gym and a kids' play area in the brochure. That doesn't make them worth extra. Ask three questions.

Who will use it? A family tenant cares about a children's pool and a safe play space. A young professional cares about the gym and parking. An investor should think about the likely tenant, not their own taste.

Will it cope? One small gym for a 600 unit tower is crowded by 7 pm. Ask for the facility plan and opening rules.

What does it cost every year? Every lift, pool and landscaped deck is paid for through service charges, forever. Fancy facilities you never use are just a running cost.

The costs that quietly change the value

Here's the part a brochure never shows. Two units at the same price can earn very different money once yearly costs come out.

Service charges are the big one. Dubai Land Department publishes approved charges by project and year through its Service Charge Index, so you can check a ready building yourself. For off plan, the developer can only give an estimate until the charges are approved, so treat that number as a guess. Our guide to service charges and sinking funds explains how they work, and what a DEWA bill and chiller charges add on top.

Here's a simple illustration. These are round example numbers, not a quote for any real unit:

Price: AED 750,000, plus the 4% DLD fee (AED 30,000) and about AED 5,000 in other fees. Total: AED 785,000
Expected rent: AED 55,000 a year. That's a 7.3% "gross yield" on the price
Less: one month empty (about AED 4,600), service charges (AED 6,000), maintenance, insurance and management (AED 5,000)
What you actually keep: about AED 39,400. On AED 785,000, that's roughly 5%

So the "7% yield" becomes about 5% once real costs come in. Now imagine a second unit at the same price with service charges twice as high. Same price. Lower value. Run this math on every option, with real numbers for that building.

And one more thing worth knowing: rent itself is regulated. Since January 2025, DLD's Smart Rental Index rates rents building by building, using location, structure, finishes, maintenance and services. According to The National, landlords can only raise rent when the current rent is more than 10% below the index, with set caps above that. So a well run building can support your rent better over time. A neglected one can't.

A five minute value check before you pay

  1. Write your must haves first: who lives there, which journeys matter, the minimum usable space, and the yearly cost you can afford.
  2. Compare real sales, not asking prices. DLD transaction data shows what similar units actually sold for recently. Ready and off plan sales aren't directly comparable.
  3. Ask for proof of every claim. "Near the Metro" means a route. "Premium finishes" means a spec sheet. "Low service charges" means an approved figure or a labelled estimate.
  4. Run the net yield with real costs, as shown above.
  5. Test it without growth. If rent starts six months late and prices stay flat, can you still keep paying comfortably?

Where this leaves SAMANA buyers

We use the same lens on projects we offer. SAMANA Downtown One in Downtown Jebel Ali leans on road and Metro access. SAMANA South Haven 2 in Dubai Industrial City (DIC 4) is a lower ticket with family friendly shared facilities. Neither is automatically the better buy. It depends on who will live there and what the full yearly costs come to. Our SAMANA projects by budget guide puts the numbers side by side.

My honest take

Most buyers spend weeks choosing the project and five minutes choosing the unit. Flip that. A good unit in a decent building usually beats a bad unit in a famous one, both for rent and for resale. And don't let one shiny feature, whether a private pool, a branded name or a future station, carry a price you can't justify with real numbers. Before you pay anything, read our guides on vetting a developer and on booking amount refunds. And if you'd like a unit by unit comparison with a real cost sheet, message our Dubai team. Prices, availability and charges change, so confirm everything in your purchase documents. This is general information, not investment advice.

Frequently Asked Questions

What affects property value in Dubai the most? +
Location, the exact unit (floor, view, orientation, layout), the quality and upkeep of the building, and the yearly costs of owning it. No single factor guarantees rent or resale growth.
Can two units in the same building have different values? +
Yes. Floor, view, orientation, layout and position near lifts or service rooms can all change how easily a unit rents and resells.
How do I check service charges for a Dubai building? +
Dubai Land Department publishes approved service charges by project and year through its Service Charge Index. For off plan projects, the developer's figure is usually an estimate until approved.
Does being near the Metro guarantee higher rent? +
No. It helps only if the walk is practical and the route suits your tenant. Price, competing supply and costs matter just as much.
Should I pay more now for future infrastructure? +
Be careful. Announced projects can be delayed. Buy a home that works today, and treat future infrastructure as a bonus, not the reason.
Can I judge a Dubai property from a virtual tour? +
It's a good start, but renders and show apartments aren't the actual unit. Ask someone you trust to visit, or request a site video at the times that matter.
